Casselman Edmonton Real Estate

A residential neighborhood in the City of Edmonton, Casselman is bounded by 153rd Avenue to the north, 50th Street to the east, 58th Street to the west, and 144th Avenue to the south. Most of the residential construction in this area occurred in the 1970s and in the early 1980s. However, small quantities of residential units were built all the way until the early 2000s.

Casselman was named in honor of a famous local politician called Fredrick C. Casselman (1885-1941). In 1913, he came to Edmonton from Ontario. Casselman was a World War I veteran and took up law at the University of Alberta. After graduating with a law degree, he worked as a lawyer in Edmonton. Casselman also served on the City Council for two terms, in 1937 and 1939, and he was also picked as parliament member in 1940. Prior to getting into politics, Casselman also served on the Public School Board for several years starting 1928.

The Casselman neighborhood offers a decent mix of housing types, with just one-fourth of the residential units in the community being single-detached housing. The most common form of residences are row houses, while the remainder includes condominiums, rented apartments, and duplexes. The majority of the area’s low rise apartments and row houses are situated to the south of McLeod Road. Two-thirds of the residences in this community are owner occupied, while one-third are renter occupied.

Casselman Home Listings

One of the best features of Casselman is the recreational space. McLeod Park covers pretty much the entire western portion of the neighborhood and offers residents a substantial amount of amenities. In total, this public outdoor space encompasses over 16 hectares, making it one of the largest public parks in this part of the city. In addition, pedestrian travel is encouraged by a number of strategically located pathways around the community. Churches in the neighborhood, such as St. Michael’s and All Angels Anglican Church, offer a place for worship, while there are a number of commercial outlets located around Casselman. For those wishing to travel further afield, several bus stops are situated around the neighborhood offering quick and easy transport to downtown Edmonton.

One of Casselman’s disadvantages is that it doesn’t have any schools; instead, the majority of school-age children here attend the schools located in nearby McLeod, the neighborhood located to Casselman’s immediate west. The McLeod Community league is also right next door to Casselman, and caters to residents of both neighborhoods.
