Falconer Heights Edmonton Real Estate

This residential neighborhood is located in the southwest area of Edmonton. It is bounded by the Riverbend Road in the west, the Rabbit Hill Road in the north, and the Terwillegar Drive in the east. Its south is still an undeveloped land adjacent to 29 Avenue.

The name was derived from James F. Falconer. He was part of Edmonton’s Names Advisory Committee in the 1950s. Falconer served within the panel until 1979.

Urban residential development in Falconer Heights started in 1985. Before that, the area was utilized for agricultural cultivation. A natural area has been preserved in the neighborhood’s southeast corner to serve as a reminder of what the community used to be prior to development.

Falconer Heights Homes in Edmonton

Falconer Heights is a residential community. But other land uses are facilitated within its borders. The developments are a mix of single detached and low- to medium-density housing units. Most of the homes are single family dwellings, which account for about 61% of all houses. Other styles of dwellings are apartment style condominiums and rented apartments. There are several duplexes as well. About 80% of all residences are occupied by owners while the rest are leased or rented out.

The neighborhood has an internal road network comprised of cul-de-sacs that are oriented along Falconer Road, which serves as a collector road. The arterial roads are along the boundaries.

The Riverbend Square commercial area, located in the northeast portion of Falconer Heights, is where residents can access a number of shops and services. There is a major supermarket chain that serves not only the neighborhood but also the nearby and surrounding communities especially within the Riverbend area.

To date, there is still no school in the area. However, a huge parking site beside Henderson Estate can be developed in the future as a school. For the meantime, most families in the neighborhood send their children to two nearest elementary schools in Rhatigan Ridge in the northern boundary of the community.
