Twin Brooks Edmonton Real Estate

In 1980 the Twin Brooks residential neighborhood located in South Edmonton, Alberta Canada was annexed and became a part of Edmonton. Development in this neighborhood took place mostly during the 90’s but continued through the 2000’s and is still continuing today.  The neighborhood is in the shape of a triangle that is bordered by two ravines.  The plan was for this neighborhood to be a small residential community.

The two ravines provide a wonderful setting for the homes and are the most attractive features in this neighborhood.  The name Twin Brooks was chosen for this neighborhood because of the creeks that formed the ravines in the neighborhood.

One of the unique features in this neighborhood is the abundance of cul-de-sacs and loops around the roads that connect this neighborhood to other communities.  This allows each group of homes to be a small community within itself and makes many of the developments more private than in other areas.  Like many of the neighborhoods in Edmonton, Twin Brooks consists of a very high percentage of single-family homes.  Over 80% of the homes are single-family detached homes.  Only 5% are row houses and apartments.

A site has been set aside for the development of a school and a park, but they have not yet been completed.  The only commercial property that can be found in the neighborhood is a gas station.  There are still many additional developments that are planned for Twin Brooks including a water management lake and scenic landscaping to cover up a gas line that currently run through the neighborhood.  For people who are looking for newer homes in a much more modern neighborhood, Twin Brooks is neighborhood that should definitely be considered.

To the North east of Twin Brooks is Blackmud Creek and to the South is Henday drive. The 44-bus route also goes through the city throughout the day.
