Wellington Homes & Real Estate - Northwest Edmonton

Welcome to your local Wellington real estate resource for the newest Northwest Edmonton homes for sale and listings in Wellington. The area that encompasses the modern-day neighbourhood of Wellington, located in North West Edmonton, was first annexed back in 1913. Up until then, the land was primarily used for agricultural purposes. However, the early 1900s saw a huge economic boom in Edmonton that saw the size of the city practically double overnight – so rapid was this development that many of the ‘better off’ residents in the city look to move away from the city centre. The result was that many people were attracted small villages such as Wellington, which were founded on the outskirts of the city. Wellington Real Estate Market

The area takes its name in honor of a man called Arthur Wellesley. Arthur Wellesley was also known as the Duke of Wellington, and was the man who led the British Army to victory over Napoleon at Waterloo.  Despite the famous name of this neighbourhood, it remained little more than a quiet backwater for more than 40 years.

Everything changed in the late 1950’s however, when significant development took off in the area.  At that time the area was subdivided and homes began to appear on the landscape. Construction was fairly rapid – many of the structures in the area were built during by the middle of the 1960s, although construction continued on small-scale for a couple of decades after this. Most of this neighbourhood is now fully developed and there are few remaining areas for new development.

Approximately 75% of the buildings in the neighbourhood are classed as single family homes.  In addition, around 70% of the properties in the neighbourhood are owner occupied, with the rest being occupied by renters. As well as single-family homes, there is also a smattering of low-rise apartments and duplex homes in the neighbourhood.

Wellington Community Amenities

On the western edge of the neighbourhood lies the McArthur industrial area.  The industrial complex accounts for about 10% of Wellington's total land area. In addition, the neighbourhood is home to several small parks that provide residents with adequate green space, together with one larger park and three schools.

The community at Wellington is well established and residents enjoy easy access to a variety of recreational and commercial services.  The pattern of streets is designed to maximize the number of shortcuts available to make it easier for people to get around the neighbourhood on foot.  As such, Wellington park is well known for its quiet streets, free from traffic problems, not to mention the strong community feel that so many people are looking for.
