Why Might it be Smart to Buy a Home in the Winter?

Many homeowners question whether they should try to buy a home during the winter or wait until the summer. There are some very compelling reasons why buying during the winter might be a good choice. Here are some of the reasons you may want to consider buying a home in Edmonton during the winter season.

For informational purposes only. Always consult with a licensed real estate professional before proceeding with any real estate transaction.

More Time From Your Realtor

Many realtors find they have more time to dedicate to each client during the winter. With fewer buyers, they can spend more time with you and help get you into the right home. If the market was more active, they may not have as much time to dedicate to your need.

Sellers Are Motivated In A Big Way

No matter what market conditions are like, business slows down in the late fall and early winter in Edmonton. The market here has been slower and this holiday season might be incredibly slow but here’s what happens. The number of showings that a seller gets down slows to a crawl. Cold weather certainly doesn’t help. There are people who need to sell their homes and slower traffic is a huge concern. Sellers get worried and so if an offer does come their way, they are more willing to negotiate a sale. And with that willingness can come some agreement to a lower price. Often, people who list this time of year are serious sellers, committed to the process and eager to offload their properties. This can mean thousands of dollars in potential savings for the buyer.

Prices Are Softer

During the winter, lower prices are a normal thing. However, they will spike in the spring. Most buyers will get more home for the money during the winter season.

Less Competition

Along with the lower selling prices, there are fewer buyers willing to trek out in the weather to find a home. This means you get the opportunity to submit an offer without as much competition. You may be able to get an even lower price because of the lack of buyers during the winter.

Avoid Other Buyers

Because not many people are out looking you might snag a great property without risk of simultaneous offers that would drive the price up. What this means is that you can take your time with an offer. You can leave an offer on the table longer. You can take time going back with a counter-offer. There’s less panic that someone will come along with a better offer. This would also be to your advantage if you need extra time to get your financing in place or if you want a thorough home inspection. If you have special conditions in place there may be extra time to have those conditions waived.

Less Chance of a Bidding War

When you start searching for a home in Edmonton during the winter, you won't have as much of a bidding war to deal with. During the summer and fall many properties sold for over the asking price because of up to about a dozen buyers fighting over them. When the winter rolls around, this isn't the case and bidding wars are quite rare.

Lack of Curb Appeal

The winter doesn't make home look at great as the summer does. With a lack of curb appeal, due to the snow, it can be very easy to swoop in and get a home for a lower price than in the summer.

Moving Might Be Cheaper

Not many people are moving the week before Christmas. If you hire a moving company you might be able to negotiate a lower price. If you’re moving yourself, you might be able to sneak away from work more easily this time of year to get moved. Maybe you’re one of those Albertans who need to use up vacation time before the year-end.

The Perils Of Buying This Time Of Year

If we get snow, and lots of it, you may not get an accurate picture of the landscaping. The condition of the lawn, the health of the shrubbery, the condition of the shingles on the roof. If you love the home but aren’t sure of these other aspects, this stresses the importance of asking for a conditional sale based on a home inspection.

Also with the holiday season, lawyers, land titles and mortgage brokers may be difficult to get hold of. It would be advisable to get your ducks in a row before making an offer to ensure you can meet a closing deadline.

If the sellers are in full celebratory mode with a house full of tinsel and trees, take care to look past the decorations. This could go either way – you love the home because it looks merry and bright or you hate it because the decorations are over the top. It’s like entering a fantastic home but the paint colour on the walls is off-putting. Look beyond and you might be looking at the future home of your dreams.

If you're looking to purchase a home in Edmonton, the winter may be the most beneficial time to buy. The prices are lower and the competition would rather be inside where it's warm than out house hunting.

Should First-Time Homebuyers Hire a Real Estate Agent?

A first-time homebuyer may not have a lot of experience in real estate, which makes it harder to find the best property. Buying a home is a major investment and losing money because of poor judgment or a hasty purchase could be horrific for any homebuyer. It is a smart move to employ the services of an experienced and ethical real estate agent to assist in making crucial choices along the way.

Experienced real estate agents have been in the business for a long time and therefore provide their time tested skills when it comes to helping homebuyers find and purchase the right property. It is the fiduciary responsibility of a buyer's agent to help their clients out the best they can and to look out for their interests.

For informational purposes only. Always consult with a licensed real estate professional before proceeding with any real estate transaction.

A professional and ethical real estate agent has the following duties:

An agent will negotiate on their client's behalf

An agent will go out of their way to get the best price, terms and conditions which will match their client's needs.

An agent will disclose any defects and concerns about the property that he can find.

An agent will be able to provide seller disclosures to be able to protect his clients. Disclosures such as the existence of lead paint, death on the premises, zoning changes, natural hazards, air pollution, ground pollution and fire hazards are just some factors that could affect the property.

Agents are required to tell the truth.

Usually, sellers pay the fee for the buyer's real estate agent and therefore, this service will never cost anything extra for the home buyer.

Questions to Ask a Real Estate Agent

When choosing a real estate agent, it's imperative that the person is not only qualified, but also a good fit for you as a home is not only a significant purchase, but also a very personal one as well. These are some essential questions to ask, and as the agent answers them, you can evaluate their experience as well as their overall nature so you can make the right decision.

How Long Have You Been an Agent? The newest agents aren't necessarily something to stay away from, provided they have access to experienced mentors.

What is Your List to Sales Price Ratio? You want your agent to be able to negotiate a good price for a home on your behalf.

What is Your Strategy for Me? How will the agent search for homes? How competitive is the market?

What Separates You from Your Competitors? You're looking for confidence and trustworthiness here.

What Else Do I Need to Know? First-time homebuyers should feel guided by an expert, and this is the agent's opportunity to assure you of that.

First-time homebuyers gain confidence, knowledge and skills after they have purchased one or two properties. When they do, they may opt to buy their next home without the help of a real estate agent. However, a real estate agent deals with home purchases regularly. It's always wise to have the services of a trusted expert during such a large transaction.

Customize Home Lighting for Each Room's Needs

Every home needs general illumination for indoor rooms as well as outdoor rooms. General lighting, specific task lighting, and planning for all contingencies when building or remodeling can be difficult. There are basic principles, however, for private and public spaces that will help guide those decisions.

5 Points to Consider:

Is the room primarily for daytime activities or evening enjoyment?

Is it an active space or one designed for rest, relaxation and privacy?

Is the room designed for adults or children?

Does the space support multiple uses, or is it meant for specific function?

What is the room's orientation? Is there a lot of natural light?

The best lighting solutions for all rooms should include a layered approach. A layered approach to lighting means that the overhead light will be supplemented or enhanced by natural daylight, specific and directed task lighting, or unique decorative options. Also consider energy efficiency and smart technology lights and lighting.

Day and Night

Active daytime rooms, including kitchen, playrooms, study areas and multi-purpose public rooms, should be bright and inviting. These rooms also have more varied lighting needs than bedrooms. Electric lights should supplement natural daylight when possible, rather than supplanting it. Consider the architecture as well as the room's function.

In the kitchen, some good lighting options include recessed ceiling lighting for general illumination as well as directed lighting in food preparation and cleanup areas. Under cabinet lighting over countertops is always helpful. Display or art lighting can showcase belongings. Unique applications, including toe-kick rope lighting or above-cabinet ceiling spots can create unique ambience. Dimmers are as appropriate in the kitchen as in any other room.

Living Room or Den

Concentrate efforts and budget where the family tends to spend the most time. If a formal living room is used only when guests are present and primarily at night, a central chandelier or ceiling fan with light kit, along with strategically placed lamps, might be all that's needed.

In a den, the addition of recessed ceiling lights can eliminate corner shadows or focus directed light on architectural features. Table and floor lamps enhance conversation groupings, and specialty lighting addresses unique needs such as a game table pendant, perhaps, or bookcase and art lighting. Dimmers control glare and provide subtle background light for television viewing.

Sleeping Rooms

Even bedrooms need ample lighting during the day, especially if they have northern exposure or small windows. Children use their rooms for much more than sleeping, so lighting is important. Consider track lights, recessed cans or wall-mounted fixtures as modern alternatives to a single overhead light. Ceiling fans, with or without light kits, are good choices for energy efficiency. Coupled with a switched receptacle to provide lamplight upon entered the room, a fan is a good choice. It doubles convenience as well as improving functionality.

A bedroom is the perfect place to have a little fun and inject personality. Unique fixtures are appropriate: Consider themed ceiling fans, wall-mounted lights or pendants on either side of a bed, sconces for a window seat, a rope light to highlight a tray ceiling, or individual reading lamps for a master suite pair of chairs.

Bathrooms

Functional lighting is vital for grooming spaces, but bath lighting is sometimes a neglected area. Every bathroom should also have some mood lighting, particularly a modern master bath.

If there is little natural light in a room, think in terms of an overhead light to illuminate the entire space. Then add waterproof lighting over the tub and in the shower. Try to place lights on either side of makeup and shaving mirrors rather than above to minimize shadows. Also provide some sort of night lighting for safety and convenience.

How Lighting Affects Staging and Selling

Lighting makes a big difference during the home selling process. Home buyers rely on lighting in the home to show them the state of the house. Homes that are too dark may look small or dirty to a home buyer. Light in the home makes the house look cheerful and inviting. There are many ways that home sellers can enhance lighting in the house during a showing or for listing photographs.

Opening blinds lets natural light into the house. This is especially important in rooms with a northern or eastern exposure, since these rooms will get the least sunlight throughout the day.

Turning on all the lights in the home is another excellent way for the home seller to enhance lighting for buyers. Replacing all burned out bulbs before the showing will ensure that the home is as light and bright as it can be.

The correct lighting in a Summerside home can not only enhance the home, but improve the lives of those living in the home.

Tips to Winterizing Your Home

You likely get your winter clothing out in the fall and perhaps even prepare your car for the colder weather. Your Spruce Avenue new home also should be winterized. Getting your home ready for the winter can keep you more comfortable, potentially save you money on mid-season repairs and protect your investment. Here are some winterizing tips for your home.

Take Care of Your HVAC System

One of the easiest, economical steps you can take is changing air filters for your furnace. Furnace filters are inexpensive and simple to change. Getting a furnace clean and tune-up can also help ensure your heating system is ready for another season of cold weather. Find a reputable HVAC contractor to conduct your furnace clean and tune-up.

Check for Air Leaks

Leaks allow warm air to escape and cold air to enter your home. Doors and windows are notorious for leaking air, especially in older homes. Spray in foam insulation can help fill smaller leaks and can even be trimmed and painted to be more aesthetically appealing. If windows are really bad, consider covering them with a clear plastic that can be shrunk with a hairdryer for a nice, finished look.

Clean Your Gutters

Clogged gutters can freeze causing untold roof and even foundational problems throughout the winter. Make sure gutters are clean and smooth running for better drainage and more peace of mind.

Reverse Ceiling Fans

Many don't realize that reversing ceiling fans in colder weather can help reduce fuel costs. This is because heat rises and reversing the fans forces that warmed air back down to better heat a room and its occupants. This can help minimize heating bills no matter what your main fuel source is.

Get a Programmable or “Smart” Thermostat

A programmable or smart thermostat can pay for itself in fuel savings. This will allow you to turn your thermostat down when the home is empty and have it nice and warm for you when you come home. A smart thermostat can be simply controlled from your phone even when on a long weekend or vacation. Also look into other smart home options for winterizing your Canadian home.

Winterizing your home doesn't have to be expensive or time-consuming and most projects are DIY. Take care of your home and it will take care of you

How to Calculate Your Home-Buying Budget

Good news for Canada; RBC Economics is reporting that the overall the country’s real estate is becoming more affordable. Despite the fast-growing prices in Toronto and Vancouver, Canada’s still seeing a slight increase in affordability for real estate.

RBC Economics is basing this off of lowered utility costs, lower interest rates and rising household incomes. These factors have made it easier for people to enter the market and Edmonton is one of the city’s seeing real estate becoming easier to afford. Here is a look at the situation in Canada right now.

For informational purposes only. Always consult with a licensed mortgage professional before proceeding with any real estate transaction.

Why Are Homes Becoming More Affordable In Canada

The biggest contributors to making homes more affordable are as mentioned lower interest rates, increase in households incomes and lowered utilities. Many people are going “green” and building or buying energy efficient homes that save you money with utilities and energy costs.

They also serve to lower heating costs because they are better insulated and many use programmable thermostats to save on heating costs when they aren’t home or they are asleep.

In addition, the Canadian Real Estate Association is quoting an increase since October 2013 of 7.1. MLS home price index is posting price gains of 5.5 over the year before.

Why Some Argue the Affordability is Slipping Away

Others disagree that home affordability is slipping away because homes have slightly risen in price throughout western provinces. In reality, when you take Calgary and Vancouver out of the equation, affordability is increasing. These cities have seen huge growth beyond the national average which makes sense to have home pricing increase. The rest of the markets have only seen slight or moderate growth.

How to Calculate Your Home-Buying Budget

Before you start shopping for a new home in Edmonton, it's important to know what you can afford. By calculating your home-buying budget, you will know how much house you can fit into your overall budget. Here are the steps to take if you want to calculate your home-buying budget before you starts shopping.

Look At Your Current Housing Expense

If you're renting, look at the payment compared to your overall net income. This percentage should stay below 25 of your overall budget. It's even better if you can make the 25 include your utilities.

However, when you use this to figure your home-buying budget, you have to take it a step further. The 25 needs to include home insurance and taxes. If you go above 25, you may be setting yourself up for a home you cannot really afford.

Consider Your Amortization Period

The length of your mortgage is very important to your home-buying budget. The longer the mortgage, the lower the payment and the more you will pay, overall, for the home.

It may be smart to choose a longer amortization period, but pay extra on each of your monthly payments. This will shorten the length of the mortgage and save you on the interest without providing a higher payment.

Get Pre-Approved for a Mortgage

A pre-approved mortgage will show you exactly what you can afford, according to the mortgage company. However, this should only be used as a guide and you may not want to go as high as your pre-approved amount. Make sure it fits into your overall budget and isn't more money than you want to pay each month.

After calculating the amount your monthly payment should be (25 of your net income or less) and getting pre-approved for a mortgage, you can start shopping for a home. This is a big decision and it's smart to make sure you have a sizable down payment, along with three to six months of your housing payment and bills saved for an emergency before buying a new home.

The market remains strong with the drop in fixed mortgage rates and the gradual rising incomes in the west make living here more affordable. In conclusion, with a solid growth trend, Edmonton home buyers are seeing affordability improving and it’s a great time to get in the market.

DIY or Hire a Professional for a Home Renovation

Many homeowners enjoy a feeling of satisfaction when planning and completing a home renovation or repair. However, everyone has a different skill set and a homeowner may be unaware of some important considerations when it comes to home repairs or renovations. What should a homeowner think about before taking on a home project?

Talk to multiple contractors about larger home repairs and renovations before getting started on a project without applicable experience. Use these tips to determine whether or not to DIY or hire a licensed contractor for a home repair or renovation.

Are You Experienced?

Watching a project being completed on a home improvement show or Youtube does not make a homeowner an expert. While some projects are simple enough to do-it-yourself, others require more advanced skills. Those that do not have practical experience performing such tasks may want to avoid a potential headache and hire a professional.

Is a Building Permit Required?

Will the project in any may affect the structure of a home? Homeowners choosing to do it themselves need to be aware of any required building permits and take the extra steps to obtain permits for home renovations. Gas permits, plumbing permits and other types of permits may be necessary to ensure that work is done up to code in Canada. A homeowner may need to arrange inspections during specific times to ensure that work is being done properly. Without required permitting, it may be difficult to sell a property and the work itself may need to be taken down or upgraded at a later date.

How Long Will It Take to Complete the Project?

A home repair or renovation time can require a significant time to complete. Attempting to complete a project while also working full-time may incur delays and expose a home to the elements for an extended period of time. What is a realistic time frame for completing the project and would it be easier and faster to hire professionals to complete the work? Are other family members on board with the time frame and the possible interruptions to their routine during an lengthy period of time? The needs of any occupants should be considered before taking on a major project.

Do You Have the Tools or Equipment?

Many people choose to do a project themselves to save on the costs of hiring outside contractors. However, the cost of tools and equipment can be hundreds of dollars. Those that do not own needed equipment outright may rent but costs may add up if work is done only during a homeowner's spare time.

Create a realistic budget that includes the cost of either purchasing or renting tools or equipment and take into account how much time is needed to complete the work on your Laurier Heights home. Talk to other contractors before taking on a project to see whether or not it is possible to hire a professional and reduce the costs of a project. A professional may be able to complete the more skilled aspects of a project and a homeowner may elect to do the finishing work.

How to Hire a Good Contractor

Hiring a good contractor is the secret to completing many home improvement projects. A good contractor will know how to complete the project correctly and in a timely manner.

Hiring a good contractor takes some effort. Many homeowners start by getting referrals from friends or neighbors who have recently completed home improvement projects. Those who can't get referrals can contact local contractor associations to find out which contractors can be found in their area.

Meeting with contractors and getting quotes for the job is important as well. When meeting with contractors, it helps to ask them questions about the home improvement project. The more questions the homeowner asks, the easier it will be to identify the right contractor for the job.

Some homeowners base their choice of contractor solely on price. The lowest price is not always the best price. Working with a quality contractor is more important than getting a good deal, as hiring an inadequate contractor could cost more money in the long run.

Which Projects to Avoid

There are some projects best left to the professionals. Any work that may require building permits and inspections to prove work is done to building codes and regulations is better left to professional contractors. Depending on the laws of the specific province, a licensed contractor may be required to perform gas, plumbing, and electrical repairs and installations. Asbestos removal and roofing work may also be best performed by a professional. When doing a project yourself may endanger your life or those around you, it may be worthwhile to look for a licensed contractor.

How Can You Avoid Closing Surprises with Your Mortgage?

Surprises at closing are never fun to deal with or a good thing. They can actually cause the entire deal to fall apart. However, mortgage surprises can be avoided. Here are a few tips to help you avoid any surprises when you get to the closing table.

For informational purposes only. Always consult with a licensed real estate professional before proceeding with any real estate transaction.

Honesty Only

Don't hide anything from the buyer or the seller. Regardless of which side of the deal you are on, if you are not honest, the truth will come out. This can destroy the deal fast and can cause even bigger issues with trying to get the deal back.

Make Sure you Choose the Right Terms

If you don't choose good terms when buying a home, you may regret it at closing. You cannot just look at the price. There has to be more to it than the price and you have to know the terms of the deal. If you get to closing and you don't understand what the deal is all about, you're in for a surprise you may not like.

Common Contingencies in a Real Estate Contract

There are three common contingencies that home buyers often include in their home purchase contract. The financing contingency allows home buyers to back out of the contract if their mortgage loan does not fund. The appraisal contingency allows the home buyer to cancel the contract if the home does not appraise for the proper amount, although home buyers can try to renegotiate the sale price of the home if they would like.

Finally, the home inspection contingency allows the home buyer to walk away from the sale of the home if the inspection turns up a problem. These contingencies are in the contracts to protect home buyers during the purchase process.

Get a Solid Pre-Approval

Sometimes, a pre-approval can be weak and it can cause issues at closing. However, if you have a solid pre-approval with written proof, you won't have much to worry about. Make sure everything is fully documented and you take the home-buying process seriously from start to finish.

Remain Calm

Sometimes a surprise is a good thing and other times it's not that big of a deal. Make sure you remain calm during the closing and you may just find the surprises are not that big of a deal. However, sometimes surprises are a big deal, but you still need to remain calm.

Closing can be stressful and you may find some surprises. However, if you have a good real estate agent and lender, you won't have much to worry about.
