Gorman housing market statistics: As of May 18, 2024 there are currently 3 properties for sale in Gorman listed as active, with an average asking price of $547,963. The highest-priced property is $549,888; the lowest priced property can be purchased for $545,000. Gorman neighbourhood listings have an average price of $303 per square foot, based on listings with 3.7 bedrooms, 3.0 baths, and 1,809 square feet of living space.

Gorman Community

Development and subdivision of Gorman will be in line with the guidelines set by a future neighbourhood structure plan, referred to as the Gorman Community Concept Plan. It will be adopted by the City Council of Edmonton. The proposed development in Gorman will be within Pilot Sound. Originally, it was planned to be developed with light industrial park and community commercial purposes in the Pilot Sound Area Structure Plan.

The proposed residential development is also dependent on another project proposal, the Gorman LRT station. It is a proposed extension to the northeast of the currently operational Edmonton LRT system. The future LRT station will be the northern terminus of that line, to be located close to Victoria Trail and 153 Avenue. This concept train line extension gained approval from the city council in 2008 but its fund was abruptly shifted to another LRT line extension in 2009 as officials believed the latter to be more deserving of priority. The proposed Gorman LRT extension is still open and is waiting funding.

Gorman Neighbourhood Amenities

Future residents will have easy access to amenities provided in the surrounding neighbourhoods. Nearby will be recreational and educational facilities that are enjoyed by residents of Kirkness. There is a small shopping center in Fraser. Ebbers facilitate easier and faster access to Canadian National rail line. Future residents can also drop by central as well as south Edmonton, where many other amenities and necessary facilities are located. Indeed, Gormon is a promising residential development.
