Carlton Real Estate Market

Given that it’s still undergoing development, Carlton is mainly a low density residential neighbourhood that consists of single-detached homes and semi-detached homes. For the southwestern part of the community, medium density residential structures were planned. The intended housing combination is supposed to be 76% for low density homes and 24% for medium density homes when the whole area is completely developed.

Carlton takes its name from Fort Carlton, following a long established naming tradition in the Palisades area of the city. Here, all neighbourhoods are named after fur trade posts, houses, or forts. The original Fort Carlton is situated by the junction of the South and North Saskatchewan Rivers and was developed in 1798 by the Hudson Bay Company provision post and fur trade. Fort Carlton was in a strategic location that became a central point for commerce and trade in the west part of the city.

The history of Carlton is fairly recent – for much of the century the area was primarily an agricultural one, while the extreme southern part made up one of the city’s outlying industrial districts. This all changed in the 1980s, when the area was earmarked for residential development.  Construction of homes began n the 1990s, and has continued throughout the 2000s. As of 2011, most parts of the community continued to be developed.

Carlton Community Amenities

Much of Carlton is covered by natural parkland, including a woodlot that provides a habitat for several indigenous species, in the northwestern part of the neighbourhood. As such, the area is especially popular with walkers.

One of the focal points of Carlton neighbourhood is storm water management facility located in the center of the neighbourhood. This provides an expansive open area that has great potential for outdoor recreation. In addition to all of this nature is a few commercial spaces and amenities that exist in the neighbourhood.

Carlton School Information

Carlton does at least have a school; namely the Elizabeth Finch Elementary-Junior High School, which is attended by the majority of local resident’s children.
