Kensington Real Estate Market

The over-expansion of Edmonton was made evident by the fact that Kensington’s northern boundary, 137 Avenue, was also included in Edmonton’s boundary in 1971. This resulted in discarding the original subdivision of Kensington and a more modern re-plot design was made in the 1950s, similar to that of several design principles that Edmonton used in the same year.

Although Kensington was acquired in 1913, the construction and development of the neighbourhood didn’t begin until much later. It wasn’t until shortly after WWII, specifically between the years 1946 to 1960, that any substantial development in the neighbourhood took place, when approximately a quarter of its existing homes were built.

Kensington Homes in Edmonton

During the 1960s, Kensington saw another period of growth, which saw more than half of its present homes completed. Construction in the area continued well into the 1980s and 1990s, albeit at a much slower pace, before grinding to a complete halt in the early 2000s. 

Today, the neighbourhood is bound to the north by 137 Avenue, to the east by 113th Street, to the south by 132 Avenue, and to the west by 127th Street. Featuring arterial roadways bordering the neighbourhood, residents benefit from easy road access to the rest of the city. The street network was designed in a modified grid pattern to minimize traffic flow within Kensington, and the result is that there are very few traffic problems in the area.

In the center of the neighbourhood buyers who tour the area will find a school, the Kensington Elementary School, and a community league. Almost all commercial areas can be located at the entry and exit points and at the corners of the neighbourhood.
