Royal Gardens Edmonton Real Estate

Located in the Petrolia Subdivision, Royal Gardens is a residential neighborhood in the south-central area of the City of Edmonton. The name of the neighborhood is believed to have come from Joseph Royal, lieutenant governor of the Northwest Territories from 1888-1893. Most of the development was constructed during the 1960s.

The main type of residence at the Royal Gardens is the single-family home, which makes up 43% of all residential buildings. Apartments and condominiums make up 34% of all residences, row houses make up 19% while duplexes, triplexes and quadruplexes make up the remaining 4% of all residences. About 57% of all residential buildings are occupied by owner while 43% are rented out. This neighborhood of approximately 3500 residents averages approximately $66,000 a year in income, just under the city average of over $72,000.

The boundaries of the neighborhood are Whitemud Drive to the north, 40 Avenue to the south, 119 Street/121 Street to the west and 111 Avenue to the east. The surrounding neighborhoods are Malmo Plains to the north, Aspen Gardens to the west, Greenfield to the south and Rideau Park to the east.

There are several public parks available for residents or visitors to the area to enjoy. Outdoor enthusiasts, as well as children, can enjoy many recreational activities in the neighborhood. At Southgate Station, residents can take advantage of the transportation services of the LRT system. There is quick and easy access to shopping centers such as Southgate Center located immediately northeast. West Edmonton Mall can be easily be accessed by traveling along Whitemud Drive and in the adjoining neighborhood to the south in Greenfield there is the Petrolia Shopping Centre. There are four schools in the community; two public schools: Richard Secord School and Harry Ainlay High School, and two private Christian schools: St. Bonifice Catholic Elementary School and Louis St. Laurent School.
