The age of the neighbourhood means that it has a very interesting housing mix. There has been a lot of redevelopment in the more recent years, which has led to about half of the residential properties now being apartment complexes and high density structures. There are still many of the older homes around, adding much quaint character and charm to the neighbourhood. Malcolm Groat’s decision to homestead here would prove to be a very wise move. The location, on the North Saskatchewan River, and just west of what became known as the Hudson Bay reserve, proved to be very much in demand. Just a few years afterwards, the area was annexed to the city proper, leading to dozens of developers eying up its potential. The land was finally sold to a group of developers who were working to meet the demand for residential properties of people. This area soon became popular with the upper classes of Edmonton looking to build a home away from the city center. The area was made even more desirable because of the electric streetcar line that provided people with the ability to get downtown easily.
