Capilano Real Estate Market

The neighbourhood took its name from the Capilano River Canyon in Vancouver, British Columbia. The word “Capilano” is actually a Salish word that translates roughly as “people of Hiap.” The word is also the hereditary name of the Squamish Chief at the Salish central coast, who resided in what is known today as North Vancouver.

Today, Capilano is generally considered to be one of the older communities in Edmonton, with the percentage of residents aged 50 and above significantly higher than other neighbourhoods. Latest census data shows that just over 40% of the population is over 50 years old, while the city average is just under 30%.

Most of the residences in Capilano, over 95%, consist of single-detached homes and more than 90% of these homes were built before 1960. As such, many of the homes here are beautifully landscaped and the streets are thick with lines of mature trees.

Capilano Community Amenities

Capilano was for many years little more than an outlying, almost rural part of Edmonton. Mainly used for agriculture, it wasn’t  until the 1950s that urban development occurred on a significant scale, following the area’s annexation to the City of Edmonton in 1949.

What with so many natural features in its vicinity, it’s no surprise to learn that Capilano is blessed with lots of parkland. Capilano Park is by far the biggest, offering a wealth of outdoor recreational space for residents, while another includes Samis Park, named in honor of Earl Samis (1895-1970), a man who devoted 50 years of service to the upkeep of Edmonton City’s recreational areas. A third, smaller park honors Alexander Harold Theile (1920-1981), a famous lawyer in Edmonton who engaged with the city’s German Canadian community.

Aside from the two parks that cater to residents in Capilano, there are also two schools; the Suzuki Charter School and St. Gabriel Catholic Elementary School. Amenity-wise, a number of residents like to make use of the facilities available at the Capilano Community League & Tennis Club. In addition, a major shopping center located in nearby Otewell, the Capilano Mall, caters to many of the residents shopping needs.
