The most dominant housing type within the neighbourhood is the single detached unit, accounting for more than half of residences in Lynnwood. Several other types of home can be found, including semi-detached homes and apartments in high and low rise buildings. As for tenure, there is an equal split of 50/50 between owner and renter occupied units.

For many years, the area that makes up Lynnwood today was nothing but agricultural land, until it was swallowed up by the city during its 1960s construction boom. Lynnwood, which was originally a part of Jasper, was officially incorporated into the city of Edmonton when Jasper was annexed in 1964. Because of the natural river system that bisects the neighbourhood, the street plan was developed in a grid pattern with curvilinear streets to accommodate the waterways. The result is fairly intriguing as it makes Lynnwood distinct from nearby neighbourhoods, something that adds to its appeal for prospective home buyers.

Although there were a small number of homes in the area since the 1940s, construction didn't really take off until 1964. Over the course of thirty years, the area was transformed, and today Lynnwood is one of the largest neighbourhoods in the city.

Lynnwood Community Amenities

The residential area today makes for a very family-oriented neighbourhood, since all age groups are well represented within the area. There are well matured trees lining the streets, and with good schools located in the center of the neighbourhood.

The area is popular with university students, due to the large number of rented apartments in the area and a direct bus route to the nearby University of Alberta, Centre for the Arts Campus and the downtown campus of MacEwan College. Although the neighbourhood houses its own local commercial areas, residents also have easy access to several of Edmonton's larger shopping malls thanks to Lynnwood's excellent public transport links.
