Canon Ridge Real Estate Market

Canon Ridge housing market statistics: As of April 21, 2019 there are currently 31 properties for sale in Canon Ridge listed as active, with an average asking price of $203,174. The highest-priced property is $285,000; the lowest priced property can be purchased for $129,900. Canon Ridge neighbourhood listings have an average price of $208 per square foot, based on listings with 2.2 bedrooms, 2.1 baths, and 981 square feet of living space.

Canon Ridge Community

The community was named after Canon William Newton, an Anglican minister who grew up in Edmonton and constructed the first church, the first hospital, and his own elegant home in an outlying area of the city he termed the Hermitage. The Hermitage was situated approximately 10 kilometers away from Fort Edmonton, on the southern edge of a great natural ravine that offers superb views of the North Saskatchewan River Valley to the east. The home of Reverend Newton stayed there for over twenty-five years.

The Hermitage area was largely an agricultural area for several decades following the establishment of Newton’s settlement. During this period, the Grand Trunk Pacific Railway line formed the southern boundary of the area, by the railroad right-of-way. After 1960, everything changed following the community’s decision to sell its two cattle farms to a land development company. One year after that, the Hermitage was annexed to Edmonton City and development plans were initiated.

Development was briefly stopped in the mid-1960s, while developers and government officials tackled concerns regarding residential development being too close to industrial plants in the surrounding area. In 1970, these issues were resolved and Canon Ridge was incorporated into the original Hermitage Outline Plan area. Amongst the three Hermitage communities, Canon Ridge was the last to start residential development.

Despite the fact that the subdivision plan was permitted in 1977 and some construction took place before the decade ended, many of Cameron Ridge’s single detached homes and multiple units were put up after 1980.Development has been going on in this community since 1980. As of 2008, a number of planned multi-family homes and commercial lots are still yet to be built.

Canon Ridge Neighbourhood Amenities

Links to the other communities in the Hermitage is possible via the collector roads and pedestrian and bicycle pathways. At the center of the neighbourhood stands a wide, public open recreational area. Whilst the neighbourhood lacks schools and major commercial services, a number of convenience stores provide the basic necessities. Moreover, Canon Ridge residents can easily travel to other parts of the city on the Edmonton LRT system at Belvedere Station, while the frequent bus service provides further transport options.
