Klarvatten housing market statistics: As of July 14, 2025 there are currently 50 properties for sale in Klarvatten listed as active, with an average asking price of $541,522. The highest-priced property is $809,900; the lowest priced property can be purchased for $264,900. Klarvatten neighbourhood listings have an average price of $303 per square foot, based on listings with 3.7 bedrooms, 2.8 baths, and 1,796 square feet of living space.

Klarvatten Community

Klarvatten is quite unusual in that it was developed in two distinct phases, separated by almost 15 years of no construction. The original neighbourhood structure plan (NSP) for Klarvatten was approved as far back as the 1970s. Immediately after these plans were approved, residential construction began apace, continuing for about 8 years before being halted during the mid-1980s. There was little developmental progress in the 1990s, until the 2000s when a second major construction phase took place, during which time Klarvatten almost doubled in size.

Single detached houses make up the vast majority of residential homes in Klarvatten today, accounting for 87% of all residences, the vast majority of which (98%) are owner occupied. The remainder of homes comprises a mix of duplexes and row houses, and these too are mostly owner-occupied (95%). Being a desirable area, the average household income of residents in Klarvatten is noticeably greater than the city’s average.

Klarvatten Neighbourhood Amenities

One of the biggest highlights for any resident of Klarvatten is its parks and lakes – there are three main park areas, which are all connected via a series of pedestrian pathways. Indeed, the name “Klarvatten” is a Swedish word, meaning “clear water”, and it can be argued that the neighbourhood more than lives up to this monicker. The biggest and best of these lakes is the huge stormwater lake and wetland area located in the eastern part of Klarvatten. This area is at the very edge of the city, and provides a wide open outdoor space which residents can take advantage of.

At present, there is no school in Klarvatten. There is a site on which a school was originally planned, but so far this has not been built. Instead, most of the resident’s children head to neighboring Largo Lindo, which has two schools – Largo Lindo School and the Bishop Greschuk Catholic Elementary School. Just west of Klarvatten is a major commercial area, located on the corner of 91st Street and 167th Avenue, which caters to many of the immediate needs of neighbourhood residents.
