Allard Real Estate Market

Although the completion of development in Allard is still some way off, the land use plan for the area has already been approved by city authorities. The centre of the neighbourhood is given over to mixed-use properties, which will include a range of residential homes and commercial properties, while the north-east and north-west corners of Allard has been reserved for high density residential construction. To the extreme South West, a pocket of land has been reserved for low-density residential construction, while a huge swath of land in the South and South West has been reserved for parklands. In the North East meanwhile, a town centre commercial area has been designated, which is expected to include a variety of shops, restaurants, community centers and other facilities for the neighbourhoods residents. 

Allard Community Amenities

The neighbourhood is located within heritage Valley, and before it was given the name Allard, it was considered to be neighbourhood 8 in the greater heritage Valley servicing concept design Brief. Allard is directly south of the Callaghan and Rutherford neighbourhoods, both of which have already seen substantial development completed, and so the area is already well served with regards to schools and commercial centers. To the West, Allard is bounded by the future extension of James Mowatt Trail SW, while to the east its boundary is marked by Blackmud Creek. As the southernmost neighbourhood in Edmonton, it southern boundary demarcates the city limits, at Avenue 41 SW.
