Leger Real Estate Market

Today, the residential part of Leger is predominantly made up of single detached homes, accounting for some 82% of all properties in the area. The remaining units are composed of duplexes (14%), and a small number of row houses (4%). The vast majority of residents in Leger, some 97%, are homeowners, meaning that it’s considered to be a fairly wealthy area.

Prior to development, the land encompassing what is now Leger was used for agricultural purposes in the east, while an old gravel quarry took up much of the western part of the neighbourhood. As development of the neighbourhood was being planned, the east was earmarked for residential homes with accompanying commercial areas in the southeast corner, while an institutional facility at a district campus site was planned for the west. The site, when finished, will include schools, playing field and a major transit center. neighbourhood development for residential units began in the late 1990s and was finished by the end of the 2000s. By the mid-2000s commercial development was also well underway, and is still presently ongoing.

Leger Community Amenities

Leger is bounded on all sides by major roadways, ensuring that residents have easy access to business and commercial areas, and recreational facilities in the city. The neighbourhood itself has been designed with a series of cul-de-sacs, ensuring minimal traffic problems in the area. In addition, Leger has been designed with pedestrians in mind to encourage walking. A series of interconnecting pathways means that it’s possible to reach just about any part of the neighbourhood in less than 10 minutes on foot.

Presently, the one thing that Leger lacks is any substantial commercial facilities, other than a few convenience stores. However, with the development of the western commercial area well underway, residents can expect to welcome a good school and numerous shopping and entertainment facilities in the near future.

Leger takes its name from a long serving Edmonton politician, Edmund Hugh Leger, who served on the City Council in 1959 and was alderman for 25 years.
