Empire Park Real Estate Market

The community is actually quite different from other neighbourhoods in Edmonton because it is distinguished by a high percentage of multi-family homes, with just 3% of the housing being single-detached structures. Many of its homes are found within apartment complexes and row houses. The most popular kinds of homes found in Empire Park are rented apartments. About one-third of these apartments are high-rise structures, while the rest are low-rise structures. There are also dozens of row houses in the community, single-family houses, and duplexes.

Three main roadways surround the community of Empire Park. To the north is 51st Avenue, to the east is Calgary Tail, to the south is Whitemud Drive, and to the west is 111th Street. Despite the fact that the neighbourhood was not developed until the second part of the twentieth century, the community has actually been around since early 1910s. Large scale residential development of the area began in earnest in the 1960s and made great progress through the 1970s. The residential development was practically complete by the 1990s.

Empire Park Community Amenities

The biggest major commercial development within the community is the Southgate Shopping Centre. This shopping center not only caters to residents of Empire Park but also to the residents of neighbourhoods nearby. Located in the western part of the neighbourhood, Southgate Shopping Centre takes up about a quarter of the community’s property area. Other businesses are situated along Calgary Trail South and 51 Avenue.

In addition, Edmonton International Airport can be easily accessed via Calgary Trail, while The University of Alberta can be accessed through 111 Street.

The neighbourhood is in a central location that enables residents to conveniently access various employment and commercial areas elsewhere in the city. Empire Park is situated close to the Southgate LRT Station, which provides transportation for residents.
